Introduction

Opening in March 2025 and primed to set the trend in retail experiences, WESTOWN SQUARE, situated in Shongweni is a world-class shopping destination as a high street environment where indoor meets outdoor.

Centre Manager must have a relevant degree and qualifications and at least 5 years experience in this role.

Candidate will ensure investment growth and maximum income of Centre through effect Centre management and asset control. Develop related budgets, oversee leasing contracts, procure services, handle third party service contracts and direct maintenance procedures. Ensures that all buildings, grounds and equipment are well maintained and in optimal working condition.





Develops and implements departmental policies and procedures and ensures that all operations are in accordance with established health and safety regulations. Ensures that services purchased are of acceptable quality at the least possible cost. Keeps Senior Management well informed of area activities and significant problems. Trains, direct and appraises assigned personnel.

Duties & Responsibilities

Property Management:

- Keeps up to date with market activities in respect of tenant movement, new developments, major vacancies and other landlord’s strategies.
- Maintains a hands-on control of projects in hand.
- Reviews the building status / grade annually and maintain standard within those grade.
- Hard and soft services management. Assist with specifications and finalisation of service contracts according to needs in conjunction with Facilities Manager.
- Manage service contractors and liaise with management of contractors – report all defaults to the Facilities Manager.
- Ensuring that OHS are adhered to.

Tenant Liaison:







- General communication, including the resolve of tenant complaints and queries.
- Monitor tenants’ adherence to their lease obligations and turnover performance.
- Arranging, attending and taking minutes at the Tenant Liaison Committee meetings.
- Involvement in negotiations with current tenants in terms of renewals and with new tenants in terms of new agreements.
- Conducting meetings with underperforming tenants on a monthly basis.
- Conducting meetings with all tenants on a regular basis.
- Customer liaison: General communication, including the resolve of complaints and queries.

Budgeting: Income and Expense control:

- Provide inputs into income & expense budgets based on knowledge of the property.
- Manage income & expenses.
- Monthly financial statements.






- Monthly management reports.
- Accurate budgeting and reporting.
- Journals.

Staff Management:

- Management of all company and contracted staff which includes, but is not limited to:
- Maintenance, cleaning, security, reception, administration and marketing.

- Conducting of regular performance discussions and annual performance reviews.
- Provides leadership to assigned personnel through effective objective setting, delegation and communication. Conducts regular meetings to ensure that personnel are well informed of changes in policies and procedures. Discusses areas needing improvement.
- Assigns and coordinates personnel. Directs daily operations
- Identifies, develops and implements training programs as appropriate






- Conducts performance appraisals. Provides measurable feedback to assigned personnel and suggestions for improved performance. Formulates and implements employee corrective actions as needed.
- Ensures that staffing levels are appropriate. Interviews, hires and assigns personnel as necessary

Marketing:

- Arranging marketing committee meetings.
- Liaison with marketing or design company.
- Ensure that all marketing material and advertising are of the highest standard.
- Be instrumental in the compilation of a marketing strategy and ensure that all events etc. be performed in accordance with this strategy.
- Ensure that indoor and outdoor advertising and exhibitions are of the highest standard at all times.

Desired Experience & Qualification
- Matric and a relevant degree






- Maintenance or centre management training courses
- At least 5 to 7 years Centre management experience.
- Strong experience on MDA.
